We’re not comfortable hosting guests who are unwilling or unable to follow instructions and respect us, our home, and our household rules, so guests not reading this description are likely to have reservation requests declined.
We've realized that our home makes a great base for small corporate retreats, multi-generational gatherings, or families during key USAFA events: available for Parents’ Weekend, Home Football Games, Graduation, and holidays — we’re an Air Force/USAFA family proud to serve with you and your cadet! In Northgate Highlands neighborhood, one mile from the USAFA North Gate close to the cadet area with picnic table and large deck overlooking Falcon stadium (perfect for infants or elderly family members who prefer to watch flyovers from the comfort of a bedroom, living room, or deck). Kitchen with eating area and breakfast bar, 2 family areas, and formal dining room.
On a cul-de-sac, close to running and biking trails. Has slept 15 comfortably (up to 25 of our family & friends using futons and pull-outs -- large rental groups must qualify for R-1 occupancy with family/long-term lease). Basic rules: Leave things as you found them; No unauthorized guests; No moving furniture or sleeping without linens provided; No smoking, no drugs (we are NOT "420-friendly"), no pets.
We ask that guests treat our home with respect and care. Note that our home has been loved and lived in by 5 teenagers and 2 cats and is a HOME, not a showroom or luxury hotel. We hope that helps our guests feel comfortable and at home more than a sterile hotel... but those who require turn-down service, flawless perfection, or specific mattress style/brand/firmness/etc. might be more comfortable at the Broadmoor.
Regrettably, because of the new local restrictions we can no longer afford to offer discounts for charitable organizations and other worthy causes as we have in the past, so please don’t ask. We also will be accepting fewer reservations to allow a 30-day window to accommodate long-term rentals, meaning we’ll be more selective in accepting guests, so please don’t waste your time or ours by requesting discounted rates for any reason, since we intend to honor the newly-amended rules and continue renting our home legally. Note that our "Home Away from Home" is part of a duplex set-up, in which we or others may be present during part or all of guest stays, during which although both units have separate entrances, outside spaces may be shared. We typically try to make alternate arrangements to allow maximal privacy during guest stays, but can't guarantee it with less than 90 days' notice.
We have no minimum-advance booking requirement. However, since this is not just a business but our home, be aware that additional charges apply to bookings made with less than one month notice, with weekly increases from $500 (under 30 days) to $1000 (under 3 weeks), $1500 (under 2 weeks), and $2000 (under 1 week), because of the disruption to our (and others’) schedules often necessary to make hasty arrangements to accommodate last-minute requests. The moral to the story is: be organized — plan ahead!
Please note that due to hyper-active security settings on this listing (which VRBO advises can’t be altered), we are often unable to access it in order to respond while we’re traveling.
