With a comfortable luxury interior to match, the villa provides guests with the very essence of Lake Como living. The villa sits in sunny landscaped grounds and so enjoys maximum peace and privacy.
Please note, since the property is located directly on the lakeside there are quite a number of stone steps from the road level to the entrance of the villa.
Guests can enjoy relaxing and entertaining in style with a magnificent living and dining room which boasts double aspect lake views, a high beamed ceiling and a stunning stone inglenook feature fireplace. Guests can further enjoy the dramatic lake views from the comfort of the sofa area which also offers a SAT TV with DVD player for guests’ entertainment. The French doors lead directly out onto a romantic portico terrace with a sunny alfresco area directly overlooking the lake and the gorgeous western shore.
The alfresco dining area makes the ideal place for relaxed unhurried breakfasts and romantic evening aperitifs, with a stylish dining area to the living area providing a more formal venue for sumptuous dinner parties and occasions.
Leading off from the living area guests can easily reach the modern and fresh shaker-style kitchen, which is fitted with all the desired appliances for a fully-enjoyable self-catering stay with a gas hob, oven, toaster, microwave, coffee machine and dishwasher all to hand to ensure even the largest of dinner parties can be catered for!
The villa sleeps 7-8 guests comfortably, with the added advantage of being able to sleep up to 11 guests if required.
The sleeping accommodation comprises two gorgeous lake view double bedrooms, two children bedrooms with garden view, each furnished with modern bunk beds. There is an additional single sofa bed in the living area that can also be used for sleeping.
There is one spacious bathroom fitted with a power shower, WC, bidet and vanity set. Another service toilet with WC and basin completes the accommodation of this beautiful holiday home.
Outside as well as the portico terrace with its charming alfresco dining area, guests can enjoy the large sunny lawn which leads to a stone built BBQ with a secondary outdoor dining area and, to the other side of the villa, to the fabulous outdoor swimming pool. A boat mooring facility is also provided here for guests hiring a power boat during their stay!
Guests can have a fantastic time cooling off in the pool or sunbathing on one of the sun loungers which are provided.

Pognana Lario:
Pognana Lario Is an idyllic unspoilt lakeside village, very close to the beach. There is also another beach at Faggetto Lario which is only a 5 minute drive away. The ferries also stop 5 minutes away and give you access to all parts of the Lake.
Don’t miss the Famous villas such as Carlotta (for the gardens) and Villa Balbianello with its breathtaking beauty and also featured in a James Bond film, all accessible by ferry or boat hire.
Pognana also has some excellent Restaurants, Supermarkets and Bars.

The lake is situated in a basin surrounded by wooded mountains, and offers an extremely varied landscape, with its' shores featuring a succession of pastures, and woods as well as harsh and impressive rock formations.
All this alongside elegant, lakeside villas with sub-tropical gardens, which provide a haven of peace and tranquillity and chic resorts such as Varenna, Bellagio, Menaggio and Como itself.
Warming, in spriing and graced with natural beauty, the lakes are still a place to draw breath and wonder. Lake Como, oriented north-south, ringed by characterful old villages often wedged onto narrow beaches between rugged cliffs and water. Those classic lake images of flower strewn balconies, Baroque gardens and splendid waterside villas can be found here in abundance. Dotted around and between the lakes are some of Italy's finest art cities, such as Milan, Verona & Bergamo.
