I own a local dental practice and was born in this beautiful area on the Silver Coast. We have been letting the apartment for some years now, but almost exclusively to Portuguese clients. This year we decided to reach a much wider audience and so for the first time, we will open our doors to everyone.

FAB Holidays purchased this apartment in 1998

This is a comfortable property that has been in our family for a number of years and shows the benefit of some careful restorations to its present condition. The apartment used to be part of an elegant home that was originally build over 100 years ago and had fallen into disuse. Of course it has been very tastefully restored now and we have been looking after visitors for some years now.

I believe the main selling point is location. All the amenities are just short walk away. There is quick access to the beach and promenade but also the old spa town of Caldas da Rainha is within a few minutes in the other direction. On the way into Caldas da Rainha, you can join the A8 motorway (4 miles away) and from there also get the A15 and A1.

The village of Foz do Arelho is just a few minutes’ walk away with some small supermarkets, a bank with cash machine, taxi rank, bars and restaurants. The main beach is a 10 minute walk away and is lined with plenty of bars and restaurants to choose from. The larger town of Caldas da Rainha is just 8 km away and it is here you will find larger supermarkets and retail outlets for the more serious shoppers. There is also a new shopping mall called Vivace complete with cinema complex, supermarket, electrical chain store, designer shops and an international food court that is extremely popular with young kids and teenagers.

The medieval castle of Obidos is just 8 km away; here you'll find a wide variety of keepsakes and other treasures to remember its mystical nature. You can enjoy a brisk or leisurely walk along the ramparts of the old castle and then settle down to some well-earned refreshments in one of the many delightful cafes or bars on the high street.

The Praia D'el Rey golf course, which was voted European Golf resort of the year 2007, is a 30 minute drive away and the Atlantic Golf course located in Peniche is about a 30 minute drive too.

Notes

  • There is a 50% initial booking deposit that is payable by bank transfer immediately upon confirming the reservation. The balance rental amount of 50% is payable 4-6 weeks prior to arrival by bank transfer. If customers wish to pay this amount upon arrival, there will be a small additional arrangement fee of GB £30/- for us to organize for someone to be at the property to receive the funds when you arrive.
    The cost of end of vacation cleaning is NOT INCLUDED in the rental price but is payable extra @ GB 55/- and will be added to your bill. Please make sure you check with the owner if you have doubts.
    There is also a refundable breakage deposit of GB £200/- that is normally payable along with the final payment 4-6 weeks prior to arrival by bank transfer. Alternatively, this can be paid the same way as the rental fee if you are more comfortable paying in this way. Please note that there is an extra call-out charge for such payments.
  • The cost of electricity, water and gas are all included in the rental price except for the winter heating charge during the winter months or during unusually cold spells during other times when heating becomes necessary. The heating charge is GB £15/- per day. If you require mid-week cleaning, then this can be arranged at a small extra fee of GB 45/- per clean. Extra linen or towels cost GB £6.50 per set. Please inquire at the time of booking if this is something you might require.
    Extra charges will become due if the house is left in a very untidy condition on your departure. We will make a deduction from the breakage deposit to cover this cost. You are therefore requested to read the house rules very carefully to learn what is or is not covered in the final cleaning. It is your responsibility to clean all utensils, BBQ equipment, the refrigerator, kitchen equipment like kettles, coffee maker, etc.
  • All soiled bed linen and bath towels should be placed folded at the foot of the beds so our cleaners can move efficiently to prepare for the next arrivals. Please leave all wet towels and wet or damp swim towels hanging on the clothes line from where they will be taken for laundry.
    There is an inventory check at the end of your stay that is done by our cleaning staff. If we find any breakage that has not been reported, then we will need to make a deduction from the breakage deposit. Please make sure we know if there has been any damage or breakage to the fixtures and fittings of the house before you leave as this helps us process our paper work and will save you bother.

    If you are staying less than 7 nights during the High, mid and low seasons, then the end of vacation cleaning is charged @ GB £48/- extra. Please ask the owner about this if you have any doubts.

Both bedrooms are on first floor level and are well presented, clean and fresh. The apartment receives plenty of fresh cool sea breezes during the summer, so you have the choice to keep cool in the shade but also take in the sun on the patio, should that be desired. - There is an extra folding bed that can be used for the 4th person and is stored in the recess under the stairs.
