--Right off of 6A on the bay (north) side, we're a short drive to public beaches, scenic drives, historic Barnstable Village, and Cape Cod town center Hyannis.

The Story of an Upside-Down House: When we first found the property that now houses our architectural gem, the place was an overgrown briar patch without any apparent view of anything. But at the top of a tree at the highest point, we discovered a gorgeous vista of marsh, harbor and bay. An unusual idea was born: why not make the house upside-down, with the main indoor and outdoor living areas/master bedroom on the top floor and the other bedrooms/living areas on the bottom?

The stunning result: beautiful views from the upstairs living room and kitchen, which make a 'great room' with a cathedral ceiling, and from the 2nd floor screened porch off the living room, from where, drink in hand, we can watch the sun go down over the marshes. The great room was designed to give a feeling of space and light to the major living space of the house. The ceiling beams lift the eye upwards towards a ventilating cupola at the top of the space.

Because of the design, with comfortable living and sleeping areas on both floors, this house is well designed for large and multifamily groups, as there are private and 'away' spaces for all.

Outside, there is a large, grassy lawn, some sunny, some shady, with lots of room for outdoor games (badminton, croquet, etc.). Outdoor seating areas include a two-person hammock strung between two trees, second floor screened porch, and back deck with grill. We also have an adorable playhouse/retreat (with electricity and bed for one!), with wrap around deck in a wooded side yard overlooking the vernal pool.

The house and property are equipped with all amenities to make your stay comfortable:

* Quiet location with great view (large, wooded lot on a quiet cul-de-sac with a view over upper reaches of Barnstable Harbor.

* Sleeps 8 in 4 bedrooms (4 with queens, as well as an additional twin bed in 2 of the bedrooms, plus full-size futon in the sunroom). Baby crib, high chair available.

* In- and outdoor bathing facilities (2 full baths and an outdoor 'after-swim' shower).

* Fully equipped kitchen (including microwave, dishwasher, etc.; gas grill on deck.

* Classy and comfortable atmosphere (wood-burning stove in the living room); central air conditioning; dining room table and chairs for up to 10; eat-in, furnished screened porch; and oak floors/oriental rugs throughout).

* Entertainment/Communication (TV/DVD, DSL with Wi-Fi, CD player; computer/printer available; long distance phone).

* A variety of books, indoor and outdoor games, puzzles, toys, beach equipment provided. Lots of stuff for kids!

* Washing facilities (washer, dryer, ironing board and clothes line)

About Marcy Lay

I grew up on Cape Cod, in Barnstable, every summer during childhood and have never tired of its charms. My husband and I retired to this house in 2010 and have enjoyed every minute of our time on Cape Cod so far. On or off season, there is plenty to see and do. If you enjoy outdoor activities as we do, you will enjoy vacationing here; there is wonderful hiking, biking, boating, and swimming. I sometimes say that Cape Cod is 'zoned pretty,' because you can drive practically anywhere and be on small, charming roads with lovely homes and views. There is also a surprising number of really good restaurants, shopping, excellent libraries, and cultural arts/events.

Why Marcy Lay chose Barnstable

This house was designed and built in 2000 with a goal of creating a treehouse atmosphere that captures all the views and breezes. The wonderful view of harbor and bay over the trees is captivating. Having now lived full time in the house since 2010 (except when traveling), my husband and I can attest to the fact that it is extremely comfortable and livable house in a gorgeous area. While all of Cape Cod is beautiful, our location, right off of Rte 6A (the Old King's Highway) is ideal for easy access to all areas. We have really come to appreciate the quiet and natural beauty of this area during the off season.

What makes this house unique

This house has been enjoyed by renters since 2001. Satisfied guests have told us that it is a wonderful house for family and friend reunions and gatherings, because it is not only beautiful, but also extremely comfortable. Guests can spend time together or apart, as there are roomy, attractive and comfortable sleeping and living areas on both floors. It is also an appropriate and safe setting for children, as it is away from the road, has a large lawn and playhouse, and a multitude of indoor and outdoor games and toys. We have a very comprehensive guest book, with listings for scenic drives, beaches, recommended local restaurants, etc., as well as maps, guidebooks and other relevant information. Very nicely decorated house, well equipped, bright and

sunny rooms, we found everything we needed and felt very much like home.

The house lies in a quiet neighborhood but is not far from shopping and restaurants.

We would stay here again.

Beautiful and Unique House - ideal for a family

We had a very pleasant stay in this house for 4 days in April. As a family of 5 seeking a quiet vacation on Cape Cod this wonderful house far exceeded our expectations. It is located in one of the most beautiful and protected areas of Cape Cod, but very close to Rt. 6 and Hyannis for all shopping needs. Each morning we encountered an amazing variety of birds at our windows and could gaze out over the marshes of Sandy Neck.

The owners were very receptive and professional.

We would recommend this property to all who treasure the quiet and natural beauty of Cape Cod and seek a comfortable accommodation.

Lovely house in a lovely part of the Cape

We really loved this house. We had never been to the cape before, and couldn't figure out where all the "beach" properties were, or why they were so high-priced (it's because there really aren't very many, and the beaches are rather small and proprietary). So instead we chose this house because of the good price, knowing that all the beaches were within driving distance. Barnstable was a great central location for exploring the cape. This part of the woods was really lovely, and very high-class... all the properties in this immediate area were obviously very expensive.

The house itself is as they say - an architectural gem. They did a great job with the remodeling. In particular, we spent many hours in the "tree house" - the screened-in upper level of the new addition. I didn't think I would like it as much as I did - but it was great for having cocktails at night; playing games; and just whiling away an afternoon reading. Never having a screened in porch before, I didn't realize what a nice thing it could be. Might have to go build our own now. :-) The patio in the back is also really nice if you want to be just outdoors.

The owner was very reasonable and nice. They left a GREAT notebook with lots of notes on the house, where to go and what to do, etc., which we used extensively. The cleanup required afterward, although not like staying at a hotel where you can just pick up and leave, seemed reasonable for the area and in line with what other properties asked. Can't say that I loved having to wash linens and remake the beds, but - as I said - seemed like a lot of houses in this area did something like that.

Just to clarify for other guests - the view of Sandy Neck is wayyy off in the distance, and by no means do you have an ocean view at all - but you can see over all of the marsh to Sandy Neck in the distance, which is nice. But to me, the view of Sandy Neck was just an okay part of this house and not particularly important. More important was the solitude (it was at the very end of a cul-de-sac, with no other houses between you and the marsh) and lack of proximity to other houses. You could kind of see other houses on the side of you through the woods, but that was it. We had complete privacy and quiet, and spent many hours listening to all the birds and critters in the woods.

This house was great for two separate families - one of us had the upstairs master bedroom, and the other one had the whole downstairs to ourselves.

We've seen the light!

This home is magical - light, airy, well-appointed, comfortable, spacious - a vacationer's delight, with a view of the marshes, ocean and sandy neck beyond. It is conveniently located near activities, shopping, dining, beaches, and is private while being easy to find! Room for 8 with space to spare, it is perfect for families, couples, reunions, etc. We used it as home base while preparing for our daughter's wedding. Our Canadian guests were thrilled to stay with us, and every visitor was very impressed with the homes architecture and amenities. We'll be going back as soon as possible. LOVED IT!

Located on the north shore of lovely Cape Cod, the house is close to beaches, boating, and historic sites. Nearby historic Barnstable Village is an old-time small town--eat breakfast at the Village Landing Restaurant, dine on fine seafood at The Dolphin, or visit the Barnstable Market for some penny candy, deli sandwiches, fresh produce, specialty groceries, etc. At the marina, you'll find the embarkation point for fishing expeditions and whale-watching cruses. If you have time before your cruise, visit the fish market cafe window for the freshest, most delicious crabcakes around.

Many beaches of all sorts are within easy driving distance. Choose among beach experiences ranging from the warm tidepools of Dennis Beach to the cold, crashing waves of the Cape Cod National Seashore. Throughout the area, historic sites evoke the colonial history of Cape Cod. The main road near the house, historic Route 6A, maintains its old-world charm and is a veritable tour-route of centuries-old houses and other buildings, as well as art galleries, boutiques, and fine restaurants.

There is a golf course within a five minute drive, and many other golf courses on Cape Cod. There are also mountain biking courses within a ten minute drive. Biking, hiking and boating opportunities abound, with maps and guides in the house to help you find them.

Notes:
The master bedroom and bath, a fully equipped kitchen and great room (living/dining area) with cozy window seat and wood stove, as well as a wonderful screened porch are on the second floor. The first floor contains the other three bedrooms, bathroom, living room with TV/DVD, and sun room; there are many puzzles, board games, books (both children and adult) and toys provided. French doors open onto a large wooden deck with gas grill, table and chairs. The full basement contains ping pong table, extra kitchen supplies, beach equipment (coolers, boogie boards, beach chairs, pails/shovels, etc.) washer/dryer, and ironing board. There is a large yard with hammock and plenty of room for yard games provided (croquet, badminton, volleyball, etc.), as well as an outdoor 'after-swim' shower. We also have an adorable cabin/playhouse with a wrap-around deck. The house is safe and child-friendly. While the house is exceptionally well ventilated, we also have central AC if needed.
