The master bedroom (very large double) has quality designer furniture including a King size bed with two matching bedside cabinets complete with lamps and a matching Credenza unit with a portable desk fan to keep you cool. A warm air heater and an electric over blanket are provided for those cooler nights. A settee and side chair are also included in the decor along with Voile drapes to the window. The master bedroom area also consists of five double wardrobes located in the dressing area and has an en-suite bathroom facility which includes a bath/shower, bidet, WC, vanity unit with large wall mirror, glass/chrome wall cabinet, a wall mounted scissor action extendable personal mirror as well as a wall fitted hair-dryer. A safe is fitted into one of the double wardrobes.
Bedroom 2 (large double).
The second bedroom is complete with a double size bed and has two wall mounted bedside shelves along with two light touch bedside lamps.Two double fitted wardrobes, a dressing table with mirror and a side chair completes the furniture itinerary and, as in the master bedroom, there are voile drapes to the window. This bedroom along with the third bedroom has easy access to the upstairs bathroom facility. The heating/cooling facilities in this bedroom are identical to those in the master bedroom.
Bedroom 3 (large double)
The third bedroom comes complete with a King size bed, matching bedside cabinets and a matching drawer chest suitable for the storage of bedding/towels. As with the second bedroom there are two double fitted wardrobes provided, along with a wicker armchair. Once again voile drapes finish off the décor to this room. Personal comfort is catered for in the same way as the other two bedrooms.
All bedrooms have air conditioning and fans. The air conditioning is available on request only and charged on a weekly basis. The fans and electric overblankets are available at all times at no additional cost.
The main house bathroom adjacent to bedrooms two and three is fitted with a fabulous Hydro massage shower cabinet, a white vanity unit and WC. There is a large wall mounted illuminated mirror and a chrome/glass trolley with chrome trays.
All rooms have access to the outside and upper sun balcony area. There are two circular, glass bistro style tables complete with 2 chairs to each table and also a semi- circular settee to relax on.
Is located within the lower hallway outside the entrance to the extensive sitting/TV/Lounge area, which consists of hand basin, Toilet WC and wall mirror.
Is a large L shaped lounge which has superb uninterrupted views out over the Ocean. In this area are two, three seat settees and two, two seat settees. There are two stone/glass/wood coffee tables a matching credenza unit and a matching desk unit. A 5 star swivel base chair and a wooden stool compliment the desk unit. A tall glass door display cabinet which matches the Credenza and desk unit stands in one corner of the room. An extensive floor to ceiling voile curtain is fitted across the wall between the lounge and kitchen areas. A lamp to both the Credenza unit and desk are included along with two pottery jugs. An 1800mm high water feature is located between the two three seat settees
Additionally, in the Lounge area there is a wall mounted entertainment system which comprises of a flat screen television which receives approx. 135 channels of TV. A DVD player is also installed along with the all important WiFi Internet.
A powerful remote controlled air conditioning unit provides that all important cool/warm air in the lounge, which is available on request.
The lounge has three double vertical blinds over 3 pairs of double slide opening patio doors which gives full and easy access to the extensive outside sun terraces and garden areas.
From the lounge is access is into the superb individually designed kitchen. The kitchen is fully fitted and is complete with every modern appliance and has a substantial amount of storage cupboards and drawers including a pull out telescopic single or double breakfast/dining table. This pull out unit is complimented by four foldaway chairs which have their own storage cupboard adjacent to the pull out units. The cupboard also incorporates a fold out section which holds a substantial amount of dry goods products. The appliances in the kitchen include, a six burner gas hob, a large double electric oven, a single dual fuel oven (gas and electric), a large built in microwave/grill oven, and a built in refrigerator. Most of the cupboards are fitted with roll out frames for ease of access and to assist in increased storage capacity. Extractor hoods are fitted in the main and bbq kitchen areas. The kitchen was designed with every modern cookery accessory that any enthusiastic cook may desire. The kitchen is stocked with cups, saucers, knives, folks, many various sized casserole dishes and a selection of pans etc.
From the kitchen there are two internal doors over and above the double patio door which leads out onto the various terraced sun areas.
The second door is the main entrance to the utility room which is fully fitted with cupboards matching those in the kitchen, this room also contains a dishwasher, a washing machine and a tumble dryer.
Within the dining area there is a double D ended glass topped dining table complete with six matching chairs. The room is complimented by vertical blinds to the main triple sliding patio doors which can be fully opened to enjoy an outside/inside dining experience. A DVD player on a small side table is included in this area along with another small table and wall mounted decorative art window plaques.
Off the dining area is a second kitchen which is fitted with cupboards that match the main kitchen and utility room. A 5 ring burner hob, built in microwave oven and full built in BBQ oven. There is a single drainer sink unit along with a fridge freezer and bottle fridge. This area can be divided off from the dining area by a vertical blind.
Outside Terrace Areas.
The outside terraced area has several different sections, one of which is a sheltered area and lies to the right of the lounge area and has a circular glass table the top design which matches the table in the main dining area. The table is complimented by a bamboo/wicker rattan sturdy base and four matching rattan wicker chairs. All of these items have been finished to withstand exterior elements.
Directly outside the front of the lounge is an extensive relaxing seating area with a double settee and two arm chairs and low glass top coffee table, again the frames to these items are designed to be left outside to withstand any inclement weather. This area is flanked by two matching 3 tier water features which have colourful planters incorporated into their layout.
A third area has a Madeiran seat with a large double D ended table in front of it along with 2 two seat quarter circle seats which will easily accommodate 10 people. Additionally, there are two very comfortable full length sun loungers. The area also provides yet another dining area option which can be varied depending on your mood and the weather.
The whole of the outside area can be illuminated as can the pool by a selection of wall and floor lighting.
From the terraced area a path leads down to the 9 metre by 4 metre saline swimming pool. At the pool side is a circular dining table with four chairs, three sun loungers and two rectangular seats which match the furniture in front of the fixed Madeiran seat. The whole area around the pool is tiled with anti-slip tiles. A dressing/changing room/WC and vanity unit are all provided. A solar power heated shower provides that pre and post swim freshen up.
The swimming pool also has the benefit of a heat pump which is capable of heating the pool up to 28 plus degrees centigrade in Summer and 22 degrees in Winter dependant on the outside air temperature.
The pool heater is available but will be subject to a suplementary charge.
The property is owned by a retired professional couple who have spent much of their working lives providing high levels of customer service to a wide spectrum of clients.

This property is one of the few properties in the area that carries the AL (Alojamento Local) tourist licence.

The pool heating facility is available on request and in Winter gives a maximum attainable temperature of 22 degrees and during Summer this rises to 28 degrees. These temperatures are approximate as the efficiency of the heat pump unit varies with the ambient air temperature. As said before, the property is situated in the sunny Calheta region of Madeira Island, providing sunshine for you to relax in from dawn to dusk.

The Villa is located off Rua do Pombal 72, with an easy access to a private road through electrically controlled double gates onto a spacious drive which is capable of accommodating 3-4 cars.
The property is accessed through an attractive bespoke front door leading to the elegant upper stairs and hallway. The main entrance hallway takes you into the bedroom and upper bathroom areas.
There are 3 large double bedrooms all of which have large double mirrored wardrobes and are furnished to the highest of standards. The rooms are double glazed having large sliding patio doors and external shutters. All rooms are self-contained and can be locked off from each other with each room having individual exits to outside and the upstairs sun balcony which also provides access down to the swimming pool and the upper garden sitting area. The property stands on a sizeable plot of land and enjoys one of the best locations in the area. The principal elevation of the property faces South West giving the maximum exposure to the glorious Madeiran sun from dawn to dusk (this really is a sunshine haven). It has fabulous uninterrupted vista of the Atlantic Ocean where you can observe Whales and Dolphins, sailing boats and many other water sport activities.
The Villa is fully equipped with all modern cooking facilities has two independent kitchen areas complimented by two internal and three external dining/sitting areas.
The property is maintained by our house managers who will guide you through the house and its equipment on your arrival. They are also your prime contact for the duration of your holiday.

Additional to the charges listed is a security deposit of 200 Euros payable in cash on arrival. This deposit is required to cover in whole or in part should there be any breakages, damage to the property or that the Villa is left in a poor state of cleanliness.
On satisfactory vacation of the Villa the security deposit is refundable.
30% deposit is due at the time of booking. The balance of 70% is due 21 days before the commencement of the rental period. Payment by direct bank transfer to Madeiran or UK banks in either Euros or Sterling.
Payment is usually accepted in the quoted currency (EUR) unless the currency and the amount is specifically agreed in advance with the owner / advertiser.
