A Detached, Fully Modernised Historic Village House, Just Perfect For Two

'Le Petit Ormeau' is a private home which has been recently totally restored and modernised, with a state-of-the-art Kitchen, Shower Room, air conditioning, heat exchanger temperature balance, lighting controls, free wi-fi, satellite TV and much more, including free phone calls throughout Europe and the English-speaking world. Dating from the XII and XIII centuries, it is the winter home for the English-speaking French owners who spend the summer months in their larger house next door.

Consequently the house is totally equipped for all your needs - a covered Terrace extends the width of the house, providing uninterrupted views over a wooded valley which runs down to the Dordogne valley. French doors give access to a large & sunny Living Room, with extensive seating at one end grouped round the TV and DVD player; and a large dining table and chairs at the other. A short corridor leads to the main street door, the Cloakroom (WC and handbasin), and the Kitchen. Beautifully fitted and very fully equipped, this is a cooks delight! Key items include an 'American' fridge/freezer with ice-maker, dishwasher, double-sized electric oven with 5 gas rings over, microwave, combined espresso and filter coffee-maker. French doors lead directly out onto the rear Terrace, ideal for easy breakfasts!Upstairs the easy staircase leads onto a spacious Study Landing with an extensive stock of books. A corridor passes the luxury Shower Room, and provides concealed storage and hanging space. The adjoining Bedroom can be arranged either as a large King-size or two single beds. An air-conditioning unit and TV add to your comfort.

Outside, steps take you down to the Garden area overlooking the valley, with sun loungers, parasols and a barbecue - also access to the basement Laundry Room (Washing Machine and Dryer). At street level is a covered double Carport.

A Wonderful Home

Le Petit Ormeau is a delightfully cozy home, in a great location. The listing description is accurate regarding the property's attributes and appointments. The owners, located next door, were wonderfully helpful yet never intrusive.

Limeuil is a charming village, conveniently located to explore the many attractions of the surrounding countryside: Castelnaud, Beynac, Le Roc de St. Christophe...the list goes on and on.

Shop the local markets for fresh produce, cheese, wine and bring them back to your home away from home to enjoy overlooking the valley below. But don't miss L'Assiette Gourmande, a delicious family owned and operated restaurant in the nearby countryside.
