Dating from the early 19th century, this house is a classic Vt. farmhouse and has enormous charm. Many of the rooms are super sized. Our family has owned it for 78 years and have decorated it with family antiques, art, and Oriental rugs. There's a library, a fireplace and grand piano & a dining table that seats 10. Lovely views can be seen from several rooms. Well-equipped gourmet Ikea kitchen with Cuisinart, cookbooks, spices, herbs.

The house is surrounded on all sides by open fields, and there's a maple sugar lot and woods to the west. We are half way up Hell's Peak with a gorgeous view of both Magic (Glebe) and Stratton mts. and the 65-acre property is ringed with smaller mountains. Our front yard features these views, and our large lawns extend to the front, rear, and side of the house with many beautiful flower beds. The picnic area overlooks the view of Magic Mt. and fields. Many of our clientele return again and again so great is their enjoyment of our property & the area.

Swimming, hiking, biking, canoeing, fishing antiquing, summer theatre, concerts, shopping, visits to historical sites, a farmer's market are just some of the area's attractions. Londonderry is in the heart of the Golden Triangle ski area, with Stratton, Bromley, Magic and Okemo nearby.

About Kathryn Phelps

Our parents bought the farm in the middle of the Great Depression. For 20 years we dairy farmed the property. We three sisters are now the owners. There are four grandchildren of the original owners, and four great grandchildren. The sisters and their families all live off-site but use the home as a vacation spot too. For that reason, it is kept in very good condition, with improvements added each year, and the house's charm and amenities have been preserved. We all grew up on the farm and were largely educated in the area. I, Kathryn, the eldest sister, am the renter contact, and my younger sister, Judith, is our treasurer.

What makes this farmhouse unique

Location, location, location. Tons to do. Good restaurants, museums, recreation, shopping, antiquing, tourist sites. Wonderful privacy at an uniquely charming house and gorgeous rural property. Good amenities and well-kept house and landscape that features lovely gardens as well asa spectacular views. We have DSL as well as satellite TV. It's a perfect place to kick back and relax, or shop, go antiqueing, or to the theater, good restaurants and museums. Several popular tourist sites are within easy driving distance. Sports, such as swimming, hiking, tennis, golf, canoeing and horseback riding are available nearby.

Our wonderful stay @ the Humphrey House

My family and I spent a long weekend at the Humphrey house at the beginning of November. This home exceeded our expectations in every way. I would not call this house a "rental" it was a Home!

There were so many rooms and such beautiful fine points to look at in each room. We spent a great deal of our time in front of a roaring fire in the large comfortable living room. The size of the home was perfect for our family. Our nephew had a wonderful time exploring all the rooms, opening and closing the numerous doors. The rooms were snug and comfy especially the bedrooms and the TV room.

My family and I were delighted with the cleanliness of the home. The kitchen was perfect for cooking all our meals, it had every kind of appliance we needed, and there was even an outdoor gas grill.

The grounds were beautiful with the mountain range in the background, they were perfect for flying a kite and taking long walks.

It was a peaceful, relaxing weekend get-away that was made even more pleasant by the kindness and generosity of the owners.

Delightful visit

This was one of the most enjoyable rentals. The farmhouse is a rare find in that it is so original and gives you the feeling of how it was to live on a real Vermont farm. The owner was gracious and helpful in every way. I have sent the website out to our friends, as I am sure a it would be perfect for a family reunion.

The house was very well kept and clean and the grand piano was a treat. There are many books to read. The views are spectacular and many scenic drives in the area.

VT as you imagine it...!

Our family had a tremendous stay at the VT farmhouse. Kathryn couldn't have been any more helpful or accomodating. The farmouse is well equipped with everything you need for your stay. You can spend all of your time on location enjoying the beutiful views or you can explore many of the local surroundings. The town offers everything you need and attractions such as Stratton and Manchester are just a short drive away. Our son enjoyed running around in the open fields and checking everything out. He also enjoyed the local ponds and lakes. We look forward to going back again. Thanks Kathryn!

Hi Kathryn,

Just wanted to thank you again. We had a wonderful time in Vermont (we're ready to move there!) and we loved your house. We were struck by how spacious and well-designed the house is--many old houses around here feel cramped by comparison. The mountain views are also spectacular. It must have been wonderful to grow up there. We went to Hapgood Pond twice and the girls had lots of fun, so thank you for the suggestion. We also enjoyed the hiking and swimming in Jamaica State Park, which was recommended in one of your guide books. We'd love to come back next summer, and maybe sooner if we can get away.

I cannot begin to express the happy and content feeling we experienced as we snuggled in for a week of relaxation. The house is so cozy and inviting. The house is even more perfect than the description and pictures suggest.
We enjoyed breakfast in the great kitchen and I was thrilled to discover the old double boiler just like my grandmother had. I made our oatmeal in it. We read by a friendly fire as it danced merrily in the fireplace, carved a jack o lantern in the potting room and my husband even serenaded me on the piano .The view out the kitchen window inspired me to attempt to watercolor a small picture.
Kathryn made us feel like we had known her for a long, long time; like we were family. Thank you so much for sharing your home with us.
