Beautiful conversion set in woodland estate close to beaches golf and castles

We are very excited about the newly converted Coach House (sleeps 8/10) and Stables (Sleeps 4). We have used very high quality materials for this beautiful conversion from the solid oak staircase to the polished granite work surfaces in the kitchens. To make your stay as comfortable as possible, there are plenty of bathrooms, lots of space to store things, and extra touches such as dishwashers, wifi and 3d TV with full Sky package (including sky sports) to make your stay a real holiday. They are decorated in a cool contemporary style with original artworks from Kinblethmont Gallery.

We like to be green here so the Coach House and Stables are kept cosy and warm with underfloor heating downstairs and radiators upstairs - all fuelled by wood chips from Kinblethmont estate. .

The old walled garden for Kinblethmont house has been made into an amenity area for the cottages with garden games and play equipment and is a 5 minute walk via woodland paths from the cottages.

Kinblethmont is the perfect place to base yourself for a holiday at any time of year. Kinblethmont Coach House and Stables are in the heart of the idyllic Kinblethmont Estate surrounded by woodland filled with birdsong yet are well placed for visiting many of Scotland's tourist attractions further afield .

Glamis Castle, Donnattar castle, RRS Discovery in Dundee are just a few of the sights close by. It is a haven for golfer with Letham Grange next door and the famous courses at Carnoustie, St Andrews and many other courses not far away. There are many beaches to chose from - Lunan Bay - a famous award winning natural beach is just 5 miles away. From the Coach House and stables there are farm tracks and walks (or bicycle rides) through woodland or up the hill from where there are extensive views of the Angus hills and the sea.

Details for Kinblethmont Coach House 4 Bedrooms, Sleeps 10, 4 Bathrooms

Entrance to the Coach house is via porch on the side of the building. This has plenty of hanging space and a utility area with large size washing machine and tumble dryer. Off the entrance hallway is a pretty double bedroom, a spacious shower room with WC, and a lovely kitchen with American style fridge freezer, electric range cooker and kitchen table. Opening from the hallway is the huge open plan living space with sun room area with 10m glassed area looking into the woodlands with sliding doors onto the patio, living room area with comfy seating, wood burning stove and large TV. There is also a dining area to seat 8/10. There is plenty of mood and ambient lighting. If both houses are being rented we can use an extra table to make a banqueting table seating 14 in the sun room area. Upstairs are three more very spacious bedrooms (2 en suite) and a large family bathroom with twin ended bath and separate shower enclosure.

Beautifully appointed holiday let in tranquil esta

A lovely modern conversion of previous stables in a large Angus estate. Warm, comfortable and well appointed. Wi-Fi speed and coverage in the property could be improved upon but that was the only niggle. Nice walks available in the estate and good play facilities for children as well as an excellent table tennis table under cover in the Walled Garden. Arbroath just ten to fifteen minutes away with good range of shops and choice of several big supermarkets. Owners very hospitable and were quick to help out with an electrical failure in the property. Highly recommendable.

Owner's Response: I am so glad that these guests enjoyed their stay in the Stables and that they enjoyed the table tennis - it has not been up long but appears to be popular! The internet is a rural connection so can be quite slow at busy times - it is best for collection e-mails and web browsing and really a bit slow for video streaming - there is a full sky TV package at the Stables though so there is plenty to watch.
As with any property issues with electrics, plumbing etc do occasionally crop up but fortunately there are a few family members living on the estate all willing to help as well as excellent local plumbers and electricians so we can usually clear up any problems quite quickly.

Wonderful holiday

Just returned from spending a lovely week celebrating a family birthday in the Coach House and Stables. Both properties provided an ideal space for a large group of people to relax in. All bedrooms were finished to a high standard and lovely and light. The beds were so comfortable that several of us made a note of the mattresses to order when we got home! Everything you could need was available in the kitchens - so much so that we had a family meal for 12 in the lovely dining area in the Coach House. The gardens were lovely to walk round, if somewhat muddy underfoot, but that didn't spoil the experience. Sitting in front of the large windows watching the pheasants and deer wandering about was a favourite pastime. As was enjoying the 3D TVs in the evening watching a film. Thank you for the little pack of goodies too - a nice touch. Will highly recommend your properties to friends in the future.

Owner's Response: I am so glad that these guests enjoyed their stay and that the deer made an appearance - they are quite shy but can often be seen around dawn and dusk. The woodland paths are a work in progress - we are gradually getting them less muddy but some good outdoor shoes/wellies are a good idea!

Excellent accommodation in a great location

I stayed in the stables and coach house for a long weekend with a group of 12. The accommodation was fantastic. There was plenty of space, and everything was very modern and clean. It was also very cosy with underfloor heating and a wood burning fire.
When booking the accommodation online i thought the photos were lovely, but i was still very pleasantly surprised when we arrived because it was much bigger than i'd imagined. It's great for large groups as there is a huge dining table for everyone to eat at, and the living area is very big, so everyone was able to gather very comfortably in the same area in the evenings.
It felt very homely, and the perfect place to unwind and explore the countryside.
We will definitely be back for another stay in the future!

Owner's Response: I am so glad that this group enjoyed their stay. Our wood chip fuelled bioboiler provides lots of heat in the winter months and for December guests we like to make it nice and festive with a Christmas tree.

There is lots of room when the coach house and Stables are joined together and we have now got some nice maps of the paths on the estate to help you explore!

  • Bedroom 1 is on the ground floor and is next door to the shower room so it would be suitable for guests with reduced mobility. The upstairs bedrooms are all very spacious with good quality oak furniture and plenty of storage. Bedroom 3 - the family has 2 single beds (which can be made into a double) with a full size single day bed and a truckle bed under, so it can be a twin, a double, a family room for 4 or a kids dorm for 4! There is a small TV and DVD player for watching DVD's. All bedrooms are supplied with hair-dryers

Notes:
The old walled garden of Kinblethmont House has been made into a lovely sheltered amenity area for the holiday cottages. It has large grassed areas, fun garden games including badminton, table tennis (covered) and ball games as well as a play area for young children. It is only a 5 min woodland walk away from the Coach house and it is ideal for children and grown- ups alike.
