Rocklands is a unique, family friendly development situated in the heart of Newquay perched on top of a cliff overlooking the stunning Tolcarne Beach. It beholds a beautiful contemporary design that works in sympathy with its surroundings and boasts luxurious interiors designed to create a unique and sumptuous living experience.

Studio 27 is a 4 star platinum rated studio apartment situated on the first floor in the east wing of the development with views over the town and out to sea.

Rocklands is a stylish destination with a sharp, crisp modern finish and state of the art kitchens. Plus, on the ground floor you'll find Pizza Express, a spacious restaurant where diners can enjoy a unique combination of great food, stunning views and the opportunity to dine outside on the cliff top terrace.

For your convenience there’s an outside shower to wash the sand and sea away, a heated wet room to make sure your kit is dry and ready for the next day plus private lockers to store your boards and suit safely.

Rocklands plays an important part in the Newquay community but also has a great community of its own, with areas for everyone to enjoy. In particular, guests love the rooftop sun terrace and hot tub area (hot tub available between May and the end of September), where stunning views meet luxury and you can meet your neighbours.

The Rocklands development has been designed with families and couples in mind. To maintain a family friendly environment, the Owners don’t accept bookings from those under the age of 21, whether couples, same sex or mixed sex groups of that age. They reserve the right to withhold keys for accommodation if this condition is not adhered to. The comfort of guests is the priority, and if the Owners feel this is at risk, they will consider refusing or terminating a booking.

Please note: There is a £75 security deposit required on all bookings on this property.

This property has a Friday changeover. Short breaks are not accepted during school holidays. Outside of school holidays, short breaks may be accepted but must not cross the changeover day.

Check-in time for the property is 4pm.

A contemporary bath, stand alone shower with oxygenated water, wash basin and w.c.

Just a few minutes from Tolcarne Beach.

Communal rooftop sun terrace and hot tub (available May until the end of September).

Although this property does not have allocated parking , the nearest long stay car park , Albany Road, is within a 10 minute walk. Weekly car parking permits can be purchased online or in person at the cost of £35.00 from The Tourist Information Centre. This is located on Marcus Hill in the centre of Newquay, a 10 minute walk from Rocklands.
