Koukla House is all about privacy and peace of mind. Situated in the centre of the island of Paxos in established gardens totally surrounded by stone walls and less than 10mins drive from all of the 3 main villages (Lakka, Loggos & Gaios).

Just a short walk will take you to one of Paxos' stunning sunset tavernas & a little further from here you will find some of Paxos' most amazing walks & cliff top view points to enjoy your very own sunset with a bottle of wine.

Magazia is just 2mins by car (10mins by foot) offering tavernas, mini markets, village bakery & one of the oldest quirkiest Kafenions on the island.

One double bedroom & one twin bedroom (Twin is en suite)

Koukla House is owned by an Italian family so as you would expect there are extensive outdoor al Fresco dining choices & a large spacious terrace which surrounds the large pool.

Stunning views towards the Greek mainland & to the southern tip of Corfu can be enjoyed from the terraces & pool areas

Koukla House has a very romantic story attached. The owners father from Milan bought Kouklas as a ruin along with his main house next door & restored Kouklas & gave it to his daughter as a wedding present.

Koukla House is a beautiful hideaway

My two daughters and I had the great pleasure of visiting Paxos in July 2014 and our stay at Koukla House was the perfect home from home for us. Koukla House is a beautiful home which is well looked after and we found it very comfortable and clean. We also enjoyed the location as it is perfectly secluded, with lots of lovely outside seating areas. It did not take long before we felt at home and could explore the island. The owner and house manager were most welcoming and helpful. We are planning to return in 2015.

Shabby Chic - Italian Style

We had a beautifully relaxed holiday on the lovely island of Paxos. Koukla House was stunning - shabby chic Italian style! For the cook the kitchen contained everything that was needed. The rest of the villa and grounds were as I expected clean, simple and stylish. The views outstanding, pool warm and a ping pong table for the competitive!

Paxos will not disappoint the romantics, the ramblers, the beach lovers, the foodies or just people who need to escape the rat race and wind down in a stunning villa, on a beautiful island.

Simply brilliant - we loved every minute

What an incredible find. We fell in love with the beautiful surroundings, stunning sea views (all the way to the mainland, Corfu & Albania in the distance) & the warm welcome. Not to mention the massive swimming pool & outdoor space!

Kouklas is rural so you would need a car & as access is via a stony track, maybe a jeep. We adored the location, & it was magical to arrive ‘home' at night to be greeted by hundreds of fireflies in the nearby olive groves. Located in the middle of the island near Magazia, you can explore Paxos with ease.

There are tavernas nearby – Emritis is a sunset taverna & there are about 3 other tavernas around Magazia (about 2 minutes drive). The towns of Loggos, Lakka & Gaios have numerous tavernas & bars. You are spoilt for choice, but having a car gives you the freedom to really see everything Paxos can offer.

Kouklas is very well thought out: inside, the property is homely & comfortable with a well-equipped kitchen (Nespresso coffee machine, bring some pods!) Beds were comfy, everywhere was clean & tidy. The wifi was rapid & was even accessible near the pool! There are plenty of mod cons (air conditioning in the bedrooms, TV, DVD, iPod dock).

Outside there is so much space wrapping around the property. This means that there’s ample room around the pool to sunbathe, plenty of shade when you need it & the outdoor lounge area allows you to take in the gorgeous views over to Corfu & beyond in the cool.

Special thanks to Stuart – his friendly assistance with booking car hire, ferries & taxis from Corfu was invaluable, & the information he provided about Paxos was very detailed. We even had the mobile numbers for the 5 taxi drivers on the island!

We give this villa the highest possible rating would recommend it to anyone who wanted to ‘get away from it all’ & sample the laid back way of life that those lucky Paxiots enjoy.


1. Great bakery in Loggos. Also Taxidi bar there does a lovely breakfast with local honey / yoghurt granola & good coffee & harbour view

2. Visit in late spring to be delighted by wild flowers all over the island & around the villa

3. Hire a boat for about €75 in Lakka (+ fuel) & head over to Anti Paxos - an unforgettable un-spoilt place to swim in the warm, crystal-clear sea

We will never forget Kouklas & Paxos: I think they have stolen a little piece of my heart & I will always think back to the incredible 9 days we spent there & wish we were on the next plane back.

Simply Excellent!

Met by Stuart, a thoroughly efficient and welcoming guide we were already entranced by the Island. The house wasn't exactly as described, it was much, much, better. Stunning views, superb facilities, and a location private and secluded - all you could wish for really.

The first day it rained all day. This however didn't spoil our enjoyment of the house, we just read books and watched a DVD in Italian. What the hell you make the most of it.

The house is so relaxing, and the location so beautiful, we could have spent the whole time as reclusive hermits.

TIPS: We felt that a small welcome pack of perhaps a bottle of wine, a couple of beers, and some tea/coffee milk and sugar might have been appropriate, given that we had to drive immediately back into Gaios for any kind of provisions.

Likewise the basic essentials like dishwasher tablets, toilet paper, kitchen roll, cling film, and kitchen foil.

Please don't misinterpret these general comments as complaints. We had a lovely time in a lovely house, and would certainly return. A special mention has to be made for the maid,- really excellent!

un'esperienza fantastica a koukla house

ideale per chi vuole ritemprarsi dopo lo stress dell'inverno. koukla house garantisce la massima tranquillità. è immersa nel verde degli ulivi e offre una meravigliosa vista di Corfù e della costa greca, che si può godere rilassandosi ai bordi della bella piscina. è dotata di ogni confort (tv, stereo, rete wifi, aria condizionata nelle due camere da letto, lavatrice, lavastoviglie, ...). ottimo anche il servizio di pulizia e il servizio assistenza clienti. costruita in perfetta armonia con l'ambiente naturale circostante, ha una ubicazione che consente di raggiungere in pochi minuti i principali centri dell'isola: gaios, loggos e lakka.

nei nostri 20 giorni di permanenza, abbiamo potuto visitare le numerose cale dell'isola dal mare limpido e cristallino, tuffarci nel mare azzurro delle meravigliose spiagge dell'isola di antipaxos e assaggiare le specialità (sia a base di carne che di pesce) delle caratteristiche taverne.

alcuni consigli: smussare i sassi nel vialetto d'accesso che mettono a dura prova i copertoni dell'auto, revisionare gli infissi e le zanzariere.

sicuramente consiglieremo koukla house ai nostri amici e parenti che volessero visitare l'isola di paxos.

Absolute Paradise!

We flew from Scotland to Corfu and on arrival had a car waiting for us to take us to our sea taxi which took an hour from Corfu to Paxos. A beautiful boat trip and we (three of us) were super excited to finally see Paxos after looking forward to our holiday for so long. The boat arrived in the New Port of Gaios and our hire car (a cute convertible suzuki jimny) was waiting there with keys in the ignition. Stuart, who helped us arrange everything was also there to meet us to confirm directions to Kouklas House - he was very lovely and helpful before and during our stay. We drove 10 minutes to get to the stunning villa - the scenery on this drive was amazing, passing the gorgeous little traditional greek village of Magazia on the way. Down a rough stone road we arrived at Kouklas House. The photos on this site do not do the villa justice! It is absolutely beautiful with very kitch decor which gave this traditional stone house a really cosy and homely feel. Outside the alfresco dining and living arrangements were perfect for a week of relaxing, reading, playing cards and cooking on the BBQ. The swimming pool was massive and the view from the area breathtaking. The lovely maid Matilda came every two days and we were very well looked after, it was very clean. Think some of the previous guests had been feeding the nearby cats who came to visit frequently - we did not feed them as asked and they soon got the message. Actually they kept their distance and knew the boundaries even on the first day! The kitchen is completely kitted out, so if you're a foodie, plenty of tools to make your own meals and if you are a nespresso coffee lover - bring your capsules!! The villa is perfectly situated for us - 10 minutes in the car from everywhere and driving is so much fun in Paxos, the roads are safe enough and the whole island is just beautiful. We just fell in love with the place and the people on this island!!! Thank you so much Cesare for an amazing holiday. We are already planning our next trip!! Lindsay, Alan and Sarah

Koukla House is located right in the middle of the island, so its an easy 10mins drive to practically everything. Very nice 30mins walk into Lakka through some of Paxos' most unknown & beautiful hamlets.

Located on the west coast of Paxos just a short walk from Kastanida is the small peaceful hamlet of Manesatika. Situated in one of the best areas of Paxos for walking & sunsets together with one of Paxos' sunset tavernas, you would be hard pushed to find a better area to stay. Stunning views towards Corfu & the Greek mainland right from the terraces of the house & its large swimming pool.
