Our cozy cottage looks over the village green and is nestled between the small wildlife garden and fields of cows and sheep. A gate from the garden leads directly onto a footpath and a gentle walk along a country lane will bring you to 12th Century Fountains Abbey.

Our handmade country kitchen boasts a traditional stove and a large farmhouse table. French doors take you out onto our flagged terrace which overlooks the large garden. The snug lounge has a large stone fireplace, cozy wood burner and big comfy sofas. Our 3 bathrooms are beautiful with limestone walls and floors and in one, a luxurious roll top bath.

The cottage has a unique layout which seems to create the perfect setting for special occasions. There is plenty of social space, but also room to find somewhere quiet and escape the bustle. The large garden and village green means there's plenty of space for children and dogs to run wild and let off steam which helps the adult to relax and enjoy themselves too. Perhaps this is why we have had so many events at Fountains Abbey Cottage; birthdays (from 4 to 90!), hen parties, and reunions. We know that it's difficult to get everyone together for a whole week which is why we offer weekend breaks bookable as far in advance as you like. Prices begin from £625.

We know how difficult it can be to travel with pets or children which is why we provide the essentials (highchair; cot; dog bed etc.) to make life easy.

We sleep up to 10 in 4 comfortable bedrooms upstairs, a den with hideaway bed downstairs, and a snug and secluded guest room in the garden - ideal for grandparents or romantic couples.

About Justine Hey

We moved to Sawley to raise our family in the country and it was the perfect location. Although we were both city kids our hearts have always lain in the country. We loved it so much that when we were given the opportunity to move to a remote farm we grabbed it with both hands!

We now live half a mile from a road, surrounded by sheep, pigs, chickens, hens and horses and love every muddy minute of it!

Why Justine Hey chose Harrogate

The cottage has a great location, walking distance from North Yorkshires top two destinations, (Fountains Abbey and Brimham Rocks) yet untouched by tourism. It was originally built as part of the village school for 'the poor boys of Sawley' in 1703 and has a priviliged place in the village overlooking the green but with no immediate neighbours. Central yet secluded.

What makes this cottage unique

Secluded yet not isolated, there is plenty of space for children to free range without the worries of traffic. The configuration of bedrooms means it can be adapted to suit and has been very popular for multiple families to share. The private garden suite with it's own bathroom, sitting area and garden is a great retreat and perfect for grandparents or teenagers who need their own space sometimes!

Just to say an enormous thank you for allowing Theodora and her friends to stay at Fountains Abbey Cottage this weekend. I think the quality of the cottage took them all by surprise and she was so touched by the little bunch of snowdrops on the kitchen table and the bottle of fizz. She said they had the happiest of weekends and it was the perfect way to celebrate her 21st. “Just like home,” she said.



They managed two walks (in spite of the wintry weather) including a memorable visit to Fountains Abbey, really enjoyed the delicious dinner cooked by Lockwoods (thank you for the recommendation – I have thanked them too), and had a thoroughly wonderful time.



I hope they left it all in order (Theodora promised me they had!) and didn’t leave any belongings behind. You have been so kind, accommodating and thoughtful throughout and I cannot thank you enough.

Great Cottage for a Large Group

We had a very comfortable stay at Fountains Abbey Cottage, the perfect base for golf tour of some great courses in North Yorkshire. The cottage was plenty big enough for the 9 of us, the seperate garden cottage being a great additional space. Very well equiped, after a hard day on the golf course the cottage was a real home from home and perfect place to relax and recover. The added bonus was the Sawley Arms, just a stones throw from the cottage, which offered a very friendly welcome, and great beer and food. All in all, a great cottage and location, and a great week was had by all.

Family Wedding

Family stayed in cottage for a week around our daughters wedding at Ripley. It has the most wonderful homely feel to it and like many others we spent hours sitting around the kitchen table. The Bride loved having her family around her and leaving for her wedding from such a lovely house. The bedrooms are great and the linen is to die for! Highly recommend this to anybody looking for a real family feel holiday. Plenty of room for 10 people and space to get away from each other when it all gets too much! Flag floors are perfect for dogs! Loads to do in the area, great places to eat, lots of good walks.Wonderful stay. Thank you!

What a beautiful cottage with plenty of room for all the family including the dogs. Justine (the owner) could not have been more helpful and nothing was too much trouble - even treats for the dogs on arrival! Have already recommended to lots of friends and would definitely go back as a perfect location for all the family from Scotland down to Oxford to meet up. Beautiful country cottage in a perfect location

The cottage was even more beautiful that the pictures we had seen.
Each room is very tastefully decorated and the cottage is very well appointed and extremely clean and well maintained!
We spent most of our weekend in the garden as the weather was on our side, the our door area is great and very relaxing and quiet.
We had a great game of rounders on the village green too, just outside the cottage.
We had a few things we couldn't get working at first but after a phone call to Justine & Richard they were resolved quickly.
We would definitely recommend a visit to this cottage, and are hoping to visit again ourselves this time in the winter to make full use of the log burning fires :-)

Idyllic cottage . Very peaceful

A lovely cottage set on the edge of the village green. Perfect for family holiday. Clean and tidy with big towels and quality bedlinen. Super private garden with BBQ area. Great location for heading to Ripon or Harrogate. Highlights were Newby Hall, Great Yorkshire Show and G and T's ice cream parlour. Only stayed for 4 nights but look forward to returning and visiting many other attractions. As the weather was so good we barbecued each night but hope to try out the Sawley Arms when the renovation is complete.

50th Birthday Weekend Celebrations at The Cottage!

I would like to thank you for leaving the 50th banner, balloons and bubbly which we found on our arrival it was a lovely touch and very much appreciated. The cottage is superb, spotlessly clean and extremely well equipped we did not want for anything. Unfortunately The Sawley Arms was closed during our stay for redecoration but there are plenty of other pubs within a short drive that do real ales and great food. I would certainly recommend this property to friends and relatives. We are hoping to book again for New Year.

Our quiet location makes it easy to stay put and enjoy the clean air and beautiful landscape but for the more adventurous there is plenty to see and do; 900 year old ruins; stunning rock formations; epic scenery; adventure play parks; Medieval markets; Edwardian follies.

Top of the list is world heritage site Fountains Abbey and Studley Royal: the ruins of a 12th Century Cistercian Abbey (the largest in Europe) alongside a beautiful Georgian Water Garden and peaceful Deer Park. Our lovely cottage is a peaceful half hour stroll from this stunning attraction.

Less than 3 miles away is Brimham Rocks a remarkable collection of weathered rocks that have formed magnificent sculptures.

For walkers we have the circular Ripon Rowel Walk, literally on the door step and many other beautiful places to explore from open farmland to craggy lakes and bluebell woods; all within two miles!

For historians there is a wealth of ancient buildings; Ripon's Cathedral which dates from 672AD, over 1300 years old! Fountain's Abbey is on our doorstep and Rivaulx and Jervaulx Abbey are within a comfortable drive.

For families there is an enviable choice. Tree climbing, pond dipping, and river jumping are all to be had within minutes! For more formal activities there are any number of attractions: Light water Valley is a 15 minute drive away and offers roller-coaster thrills and spills; How Stean Gorge is the site of a Highwayman's hideout and now offers abseiling, gorge-walking and kayaking. The Forbidden Corner is a wonderful folly and defies description but I heartily recommend it for the strangest day out!

And that's just the tip of the iceberg!
