beautiful country villa, in a fabulous natural setting, completely immersed in a forest (200 hectares) with five hectares garden. The swimming pool, not visible from the house, is immersed in the trees and has a stunning view of Todi. The house is finely furnished, with lot of light and space. Great attention has been paid to construction materials and furnishings: beamed ceilings, terracotta floors, kitchen and bathrooms fittings, country antiques mixed with modern design furnitures. There are 3 confortable bedrooms, each of them offers a different view of the green and wild Umbria landscape. The spacious garden has kept its original features, a large and rustic lawn surronded by trees and native bushes. The pool is situated near the villa on a sunny spot at a higher level, embraced by the surronding woods. The view from there is even more amazing: colourful trees, hills and distant villages allow you to feel as if the world is overthere and you are on top of it. This house is perfect for families who like to be in the wild nature, in silent and peace and yet with easy access to town, shops and restaurants. The nearest grocery, petrol station (cash only) and Church are within 4km, in the village of Casemasce and Todi town at 12 km. Ground floor: trough a small portico, you enter a welcoming entrance hall: a stairway on the left that leads upstairs, whereas 3 steps down enter a passage room, a small library with two armchairs, bookcases and a window. A secluded corner for reading and an intimate open space that leads the way from the entrance to the living room. As you enter this villa, the woodwork ( ceiling beams, doors and windows and pieces of forniture) as well as the earthed terracotta tiles, make you immediately feel part of the cosy and warm atmosphere. The living room, spacious (70 sqmt) and squared sized, presents a panoramic view of Todi and the rolling hills through large arched French window onto the garden and two window facing west. Three confortable sofas, a pouf and a fire place centred on a side wall are confortably arranged for conversation, relaxing and reading and make the whole space a very pleasant one. Adjoining the sitting room is a dining room that you enter through a disengagement, a small corridor with a small bathroom with shower and washing machine. The dining room is a bright, warm and charming room, surronded by glazed walls, stone pillars that recall an elegant conservatory. An old Venetian chandelier provide warm light for night dinners. Arched French doors open to the garden and offer the same great view over Todi as from the sitting room. This dining space is very special and enjoyable, not only for having meals, but also for working , writing, card playing. From the living room a door opens to the fully equipped kitchen, where the high quality
woodwork leads the scene: a typical elegant rustic decor, wooden panneled cabinets, old fashion farmhouse sink, a fireplace for cooking, a large sized fridge/freezer, a small storage room, whilst the French window leads to the garden and a breakfast area, with a stone round table. The wooden kitchen table can accomodate 6 people. First floor: from the main entrance a few steps on the left lead upstairs through a wooden door. A wide corridor with a large cupboard 'Shaker' style on the left and two bedrooms' door on the right: a twin and and a double bedroom (160X190). Both rooms share the opposite shower room, with window. The corridor ends at the main bedroom, with a wodden bed (180X190) and a large cupboard on the left. Sliding door open to a charming large bathroom with a wide ( double sized) shower a bathtub and two windows that make this room especially bright and attractive.

My girlfriend and I stayed at Claudio's villa for ten days in August 2013. It is an amazingly large property with a stunning view over the medieval village of Todi. You are literally on top of a giant hill. It's the perfect spot to get away from it all. The house is and old restored farmhouse surrounded by forest. You hear no traffic and no neighbors. When we were there, the bushes were full with big, sweet, juicy blackberries. We ate them at breakfast and as snack at the pool. There are so many bushes that you almost can't keep up eating fresh blackberries until the next batch is ripe. We also enjoyed eating out. The best place we found is "Antica Hosteria de la Valle". We had the most amazing ravioli there. Everything is made from fresh local ingredients. No comparison to the "Italian" restaurants that you find elsewhere. Another night, we also used the fireplace. Claudio's housekeeper provided us with a "giarosta" (a rotating spit), and she brought us a fresh chicken and vegetables from her garden. You can't get more local than that. During the day, we enjoyed the pool. We made our own pizza. We visited the beautiful city of Spoleto. We had dinner at the Agritourismo Bartoli (mentioned by Michael Tucker in his book "Living in a Foreign Language"). And at night we would simply sit outside and watch the stars -- there just seemed to be about two million more of them when you're up there on a quiet hill in rural Umbria, and there's nothing but you, and the garden, and the crickets, and the starry sky.
If you want a lasting memory of Italy, you need not search any further. Imagine yourself on a hill overlooking the Umbrian valley. In the distance you can see the Todi castle, still standing in all its magnificence and pride. Behind you, a lush forest, that momentarily sends you hints of its fresh, natural fragrances with every subtle breeze of the wind. This beautifully restored farm-house is perfectly positioned for you to maximise your experience of nature, serenity, solitude, revived architecture and history. If you need to rejuvenate your soul, and your senses, then this is the place for you! I really loved my experience here and will go back to stay at this house in the near future.
An amazing property in a superb location. Ideal for enjoying the surrounding countryside, elegantly furnished and with a great new swimming pool. An ideal retreat for the family, we loved it! Umbria is also a great location to explore central Italy and the view from the house is simply panoramic. The location is also quiet and the opportunity to just relax with nature all around, and maybe a bottle of local wine is irresistible. All in all, one of the best places to rent in central Italy.
If you are visiting central Italy you cannot find more beautiful accommodation than this. The house has been perfectly restored, the view is spectacular and the location is simply enchanting. Actually, we have stayed here twice. It's tranquility, and panoramic position make for a perfect getaway. We can't wait to return, especially since the swimming pool has been installed. Dopo la nascita del terzogenito alla nostra famiglia aspettava una vacanza rigenerante.Quello che abbiamo trovato in questo casale è stato il massimo che ci potevamo aspettare.
Un paesaggio mozzafiato,una casa confortevole e luminosa.Bella da vivere al suo interno con un arredamento particolarmente curato ma non lezioso, un giardino esterno dove i bambini hanno potuto sfogare tutte le loro energie.
Abbiamo alternato riposo,a gite nei dintorni,Todi, Orvieto.
Le passeggiate nel bosco sono state entusiasmanti per i bambini, hanno scoperto gli odori, i rumori, i colori che la città preclude.
Noi adulti abbiamo apprezzato la cucina,soprattutto quella di Vera, la signora che ci ha accolti al nostro arrivo!
Egidio e Luciana: Sono ormai alcuni anni che, nel mese di Luglio, soggiorniamo sempre purtroppo per breve tempo, in questo stupendo, incredibile, unico casale, immerso in un bosco privato che domina la città medioevale di Todi. L'atmosfera è speciale; l'ambiante raffinato, con contaminazioni africane. Quest'anno poi la sorpresa di una meravigliosa piscina!!! che stempera durante le ore centrale del giorno la calura e la sera ti permette di rimanere a lungo a chiacchierare con gli inevitabili e ben accetti amici, sorseggiando un buon calice di vino bianco!!!
Baldo poi, il nostro piccolo amico cane, trova sempre divertente perdersi nel bosco e magari abbaiare verso tanti piccoli animali che popolano questo posto incantato.
