Luxury 3BR,3BA plus den & garage, four houses from Newport Bayon Balboa Island.

This well decorated, modern, Victorian, comfortable home is on Balboa Island. It is three house from Newport Bay. The Island has beaches, shops, restaurants, fishing, boat rentals, and a boardwalk encircles the Island for pleasure walks. Beautiful free city tennis curts are available. A small ferry is a block from the house. This short ferry ride takes you across the bay to the Pacific Ocean and the ocean board walk and Balboa Pier.

Beach Life: You can relax on the front porch, cool on the propane BBQ, (even use our Wi-Fi) or walk four houses to the bay and play and relax on the sandy beach. If you want to visit the ocean and play in the ocean waves just take the 15 minute ride across the bay. The Ferry is a small three car ferry with room for beachgoers. One leaves every few minutes. Great place to play for children of all ages.

Your vacation home is on the quiet corner of the Island. You can walk around the Island and stop at the coffee shops , small grocery or small shops on the main street.

Regional Attractions: You can use this vacation home as a base and visit all of the Southern California attractions. You are able to drive to Disneyland, Knotts Berry Farm, Laguna Beach Art Galleries, Lego Land, and Universal Studios. Drive along the coast and see the Pacific Ocean. You can shop till you drop at Fashion Island/ Newport Center or South Coast Plaza. Visit the well known areas in Hollywood & Los Angeles. Take the Catalin Flyer to visit Catalina.

About Karen & George Watson

Hello,

We are Karen and George Watson. We have raised our five children on Balboa Island. We logged many hours sitting on the sand at the end of the street when they were small and watched them learn to surf, swim, row, scuba dive etc... When they grew up we remodeled the house and moved to Montana, where we enjoy riding our horses. We could not leave the Island and our children insist on visiting; so we now have a weekly vacation rental. We hope you and your family will make many wonderful memories here as well.

Comfortable Vacation Home

This Balboa Island home provided a comfortable and convenient vacation experience. There were 2 adults and 3 teenagers in our group. We all had an excellent time! The owners were easy to communicate with and arrival through check-out was smooth. One of the very best features of this home is the location. It is located steps from the harbor and a couple of short blocks from the Newport Peninsula ferry. Our family rented bikes for the week at a nearby shop. We rode to the quaint main street for ice cream and shopping, took our bikes on the ferry to the beach and to several nearby restaurants. We also spent a day in Disneyland and found the drive from the house to the park to be easy and stress-free. Although there was construction on a nearby home, it did not hinder our trip. This home was plenty spacious, and we made good use of the large dining table and outside front patio. The kitchen was well stocked and all the basic conviences were supplied. The upstairs did get stuffy each day and one back bedroom did not cool off easily even with all of the windows open. Some of the furnishings are somewhat dated but the bathrooms upstairs are beatifully remodeled and again, there is plenty of space. There is a basketball hoop out back but no basketball. We purchased a ball and played almost daily. If you plan to prepare meals at the house, we recommend purchasing your groceries on the way into town as there is no large grocery store on the island. We absolutely recommend this property and hope to stay there again!

My family relaxed in style at the beach. We enjoyed the sand, played with the kids, cooked in the well-appointed kitchen and we enjoyed the gas BBQ regularly. The charming antiques, comfortable leather couches, TV, WiFi added comforts that made us feel at home. We enjoyed the quiet life style of the Island and we also ventured across the ferry to the big waves of the ocean. Definitely a vacation we will do again.

Beautiful Balboa Island Home

This was our 3rd summer staying at 112 Garnet. This house is the perfect home for a family vacation. The kitchen has "EVERYTHING" you need. The home is always clean and is very spacious with 3 bedrooms, large living room, den, dining and laundry room. It has a great front patio that the dining room opens up to and a kitchen window that can serve as a pass thru. Plenty of storage spaces....the manager is awesome and so are the owners.....it's close to the ferry which makes it so fun for the kids and grandkids! Once you stay, you'll be back!

The owner of this property was very kind in our correspondence and especially in accommodating my perfume allergies by using unscented cleaning products. However, I suggest that you ask whether the two neighboring houses are still under major construction. We were not able to enjoy the patio or keep windows open while we were there because of construction noise, trucks and workers on the street and dust. This was not a relaxing week. We were awakened early and could not enjoy the house during the day while we were there. I am sorry the owner did not tell us about this ahead of time. There are two other things you want to consider. The washer and dryer are shared with the tenants in the apartments above the garage so the back door must remain unlocked. Also the back upstairs bedroom was quite warm and stuffy, even though the outside temperature was nice. Since the house is not air conditioned the upstairs could get very warm in the summer. We would not return to this house.

Owner's Response: We are very disappointed to read this less than favorable review of our home. It is the first one of its kind that we have received, in over 15 years of renting. The guest, who wrote the review, is reporting her experience from her perspective, and we believe she is attempting to be truthful in her evaluation. However, we would like to provide more information so that one can evaluate her thoughts appropriately.

As she mentioned she asked for special consideration before she arrived. She has allergies to scented cleaners and asked, shortly before arriving, that we buy specific unscented products and change our protocol. We accommodated her wishes and bought all the requested products and trained our crew. She apparently is particularly sensitive to smells, although we believe our house to be spotless and have never had previous complaints.
After her arrival she asked for additional linens, even though the linens were appropriate for the number of people she indicated would be staying at our home (the maximum allowed). She was told to bring extra if she had a special guest prior to her arrival. However in an effort to please, our manager made a special trip to the home to provide the extra linens she chose not to bring to accommodate this request. After she left, our cleaning crew found some prescription sunglasses, and after calling her they were mailed back to her at our expense. She later said the glasses were not hers, even though the glasses were prescribed from her own eye doctor?

It is correct that the back laundry room is shared with the tenant over the garage, and we have no air-conditioning (as it is unlikely needed at the beach). These facts are clearly indicated on our website. Her decision not to open the windows was her choice, and one that we do not understand. It is untrue that the house is unlocked. One can easily lock the doors to the house- just not the laundry room itself.

The request to be notified in advance if construction is happening on Garnet Avenue, is an impossible request. We do not own the street or know all the neighbors. People make reservations to stay at our home over a year in advance. We do not know if our neighbors are planning to remodel. We were not there at the time she felt the patio was unusable, however we have called our next door neighbors on Garnet, and they report that they sat on their patio, left their windows opened and enjoyed the week. A house two houses down was having work done.

Perfect house for a Balboa Island vacation!

We recently completed our 4th vacation in this beautiful home. The first visit was in 2008, and we hope to continue family vacations here for many years to come. The home is always clean when we arrive. It is so well stocked with kitchen supplies and linens that we only need to make a stop at the grocery store prior to our arrival. After that, we can park our car for the duration of our visit and walk to everything! This home is 4 houses from the beach and the wonderful, wide beachside sidewalk we utilized every day. The ferry to the peninsula is a block away. We walked daily to the charming downtown area, with interesting shops and wonderful restaurants. Our grandchildren loved using their scooters on the beach walk and playing in the sand. Everything is so convenient. But the house itself is the real treasure. There was plenty of room for our family..3 bedrooms, 3 baths, two living areas, a spacious kitchen, a large front patio with gas bbq grill, a large dining area. There is free wi-fi, a washer and dryer, TVs in the den and the master bedroom. All the comforts of home! The house is in great condition and if there is a problem, we are able to contact the local home managers who responds immediately. The Watsons, who are the owners, are cooperative and make certain we have everything we need. If you haven’t visited Balboa Island, we strongly suggest you consider doing so. And we definitely recommend this Victorian Beach House. The rates are reasonable, the home is ideal, and we guarantee that you’ll have a wonderful vacation experience!

Balboa Island is one of seven islands located in upscale Newport Harbor. All of this is often called Newport Beach. Balboa Island is special with a small town charm.

From Balboa Island you can walk and ride a small 3 car and pedestrian ferry to the Pacific Ocean. In 5 minutes you will be on Balboa Penninsula and then it's a short walk to the Pacific Ocean. Here you can rent boats, bikes, surf and ride the waves.

Or you can relax in our comfortable Victorian Beach house and play, sun and swim at the beach on the bay, located four doors from our home. BBQ on our patio. A boardwalk encircles Balboa Island for a pleasant 1.7 mile walk. Add a .79 extra bit to your walk, if you bought a Balboa ice cream bar on your walk!

Lots of shops and restaurants on the main street, called Marine Ave., for you to enjoy and on your walk.

Newport Beach is located on the Pacific Ocean between San Diego and Los Angeles. We are near many attractions such as Laguna Beach, Disneyland, Knotts Berry Farm, LEGOLAND, South Coast Plaza (major shopping/restaurants), Newport Center (more major shopping/restaurants). You can take a ferry to Catalina Island-26 miles across the sea! Lots of free public tennis courts, run in the back bay or bird watch etc...

  • The master bath which is pictured has two sinks and is part of the master suite. The second bath is next two the other two bedrooms. There is a third bath downstairs that is next to a shared laundry room. This is accessed from the downstairs Den and is great when returning from the beach.

  • There is one master bedroom with an attached bath. The other two bedrooms share a bath. (This is great for when you return from the sandy beach as you can also access this third bathroom, which includes shower, from the outside.) Linens ( bed sheets and towels,for inside) are provided free of charge. You should bring your own beach towels. We always have pillows, blankets and spreads.

Everything you need except food and beach towels can be found in the house. There is a lovely front patio comfortably furnished with a propane grill and a pass window from the kitchen. You may park on the street or in the garage. We have a garage door opener for you. If you have babies we do have a highchair and pack-and-play if you let us know. The house and kitchen is completely furnished. All you need are your toys! We provide linens and Wi-Fi, cable TV
