Idyllic rural location surrounded by its own fields and beautiful woodland.

The Barn, is a beautifully renovated timber framed barn , it's light and airy and set in 40 acres of private land. An idyllic location for a rural retreat.. Whether you walk, ride or cycle its a nature lovers haven, yet London is also easily reached in under an hour by train from either Guildford or Dorking.

Set in the beautiful Surrey Hills the barn offers all modern creature comforts including WiFi and under floor heating with over 130sm floor area in total. A large main living area of 7m x11m with vaulted oak ceiling has 3m wide French patio doors onto sunny patio with wonderful views across the fields with horses grazing.

The kitchen with an Oak breakfast bar and bar stools is part of the open plan living space and includes black granite tops, flush induction hob, oven, fridge, drinks fridge and dishwasher. There is also a large oak dining table and seating for 8 people together with a lounge area with a large Wood burning stove, 50' flat screen TV with Sky HD, and two very comfortable sofas.

There are three generous and light bedrooms that include 2 doubles with double glazed doors and beautiful views and a very large twin. The bathroom/wet room also with vaulted ceiling and a wonderfully powerful shower and endless supply of hot water!

The barn has a generous sunny patio and is equipped with teak table, chairs, table tennis table, trampoline and barbecue as well as a hammock and you also have use of a very private and secluded walled garden

Located a short walk from the picturesque village of Holmbury St Mary, The Barn is the ideal place to explore the beautiful Surrey Hills. The village boasts three local pubs all with great food or lovely village of Shere with Tea rooms and Antique shops is a short drive away as is Ewhurst where you could enjoy watching a Polo match or a wonderful meal at Hurtwood Park Polo and Country Club. The historic town of Guildford is just 20 minutes away as is Dorking with its many attractions.

If you crave adventure Thorpe Park and Chessington are within easy reach, alternatively you could be in London in just an hour or Brighton in just over an hour.

If you decide to leave the car and walk, cycle or ride you have hundreds of paths tracks and bridleways on your doorstep with Holmbury Hill.Pitch Hill, Lieth Hill, Box Hill to name but a few.For those who want to stay put you can simply take a book and relax in the walled garden for hours on end.

A wonderful week in the woods

My husband and I spent a week at the barn with our 2 small children whilst considering relocating to the area. The barn itself is beautifully converted, well equipped and an absolute joy to stay in. The setting is beautiful, and although the barn benefits from its own external garden area, we were also welcomed to explore the wider setting at Hopedene Farm and spent a lot of time exploring the woods behind the house. The owners were very friendly and hospitable, and were happy to give us the benefit of their local knowledge. We loved the barn and did not want to leave!

Lovely place to stay

We (family of 5) had a short break at the barn and had a really great time here. The barn is furnished to a very high standard, in quiet location with plenty of land and walks around it, there are some beautiful spots in the local countryside. It is well placed to get into London from Dorking (under an hour). The owners are next door & very pleasant, helpful & unobtrusive. There are several good pubs close by. We plan to return for a longer break & highly recommend it.

The highlight of our summer!

When we arrived we were welcomed by Kay who is a wonderful hostess and very considerate. The cottage has been beautifully renovated and is more spacious than the photos may suggest with a fantastic terrace and wonderful views of the surrounding countryside. The location is perfect for winding down with lots of very characterful villages closeby to explore with some excellent pubs and farm shops to take advantage of. We were really impressed with the facilities with which we were provided and the extent of the grounds which we were allowed to use. We had some lovely evenings on the terrace enjoying the views and making the most of the peace. We could not have wished for a better week, it really was the highlight of our summer!
