Q:    How can I find and sort my email inquiries?

A:    After you sign in, click the “View Emails” link on the Owner Homepage dashboard or the “Inquiries” category in the main menu.  You can search by Inquirer name, email, phone number, notes or timeframe the inquiries were sent.      

 

Q:      How can I maximize the effectiveness of my listing?

A:     There are a number of ways you can increase your inquiries.

  1. Add more photos and/or update your current photos.    Properties with more photos (up to 12) do significantly better than properties with only a few photos.  Take seasonal photos of your property and the surrounding view to appeal to travelers who are considering visiting your property at different times of the year.
  2. Edit your property title and description.    Remember, you can change your headline and description at any time to capture travelers who are interested in visiting your area for special events (musical concerts, sporting events, art festivals, etc.).  As a general rule, you cannot use “$” or mention rates in your property title or description.
  3. Keep your rental rates current.   Enter rental rates at least 12 months in advance.
  4. Buy a Special Offer.   Special Offers  are a great way to highlight your property during slow periods and to catch last-minute travelers looking for a deal.
  5. Buy a Featured Listing.   Featured listings increase your property’s online exposure.

 

Q:      Why am I getting plenty of inquiries but few bookings?

A:     Perhaps your rental rate is too high.  Compare your rates with other owners in your area who have similar sized properties.  Next, review your minimum stay requirements.  Consider reducing your minimum stay requirements during the off-season from 1 week to 3 days to appeal to travelers who inquire about shorter term stays.    

Don’t delay in responding to email inquiries. HomeAway research shows that property owners who respond to inquiries within 24 hours or less receive more bookings.
