                    Overall the property is wonderful and the area of Lake Champlain is beautiful! An hour away from Burlington, the proprty rests hilariously close to the Canadian and New York borders. We love Vermont and were able to access all the areas on our agenda with ease. We truly enjoyed staying in the area and are considering an annual return. The house is clean, open and inviting with nice touches throughout. The kitchen has everything we needed to cook while statying. Our thanks for the stocked laundry room! As other have mentioned, the lake access is down a somewhat steep back yard area and across the street but well within what we considered to be normal distance. I had the unfortunate luck to fracture my ankle the week prior to vacation so we chose to drive around to the dock and park in the back yard in the small area provided - I simply could not venture safely otherwise. Several kayaks and a canoe were available for use. As this was also our wedding destination, it was handy to have the master bedroom on the opposite side of the home. Large with its own access to one several decks, we found the space relaxing. The front porch was perfect for the small wedding. Due to the heat, we chose the porch off the master bedroom that has great little fairy lights that added a romantic touch to the event. A couple of items of note: The grill outside is ready for retirment - missing knobs and rusted grate make cookouts more than challenging and dangerous when lighting. The water pressure is less than ideal, especially for those of us with crazy amounts of hair. After some frustrating showers, I chose to wash my hair in the kitchen sink for the remainder of our stay. We suspect this may be normal for rustic plumbing. Lastly the a/c, VT can get super humid and hot in the thick of July. Though the house usually stayed a few degrees cooler than outside, the a/c unit was not working and calls to the owner did not provide relief. Seems the new control panel was the culprit? Even with all the fans going and windows open, it was a hot stay that lead to more than one cranky wedding guest. This bride was hard to keep in her dress simply due to the heat. Melted bride is not plesant to be around - my only true bridzilla moment. This home helped us launch the next chapter in our life. We are pleased overall and would definately consider staying here again.

                    Fising, fishing and then some more fishing!

                    My family and I had a great time ....even with the lake being flooded! We have never seen the lake so high. We enjoy fishing from the shore with a little kayak fishing mixed in. Caught tons of fish. The house was great and super close to the lake. Owners are very friendly and accommodating. We have been coming to poor farm road for years but this was our first time at this location and we had just a wonderful time as we always have. Thanks! RG
