Moya's Zilker house comfortably slept our party of nine (although some of the mattresses are foam pads). The location is convenient to Barton springs and good restaurants downtown.
My only complaints -- I repeatedly contacted Moya a week prior to arrival by phone and email with no response to confirm our reservation. She finally got back in touch 3 days before our arrival -- and she sprung a hefty noise deposit on me. She wanted immediate payment via PayPal and said the money would be refunded at checkout (11am on Sunday) if none of the neighbors complained. Well, I had to text, email and contact her via Paypal in order to remind her to reimburse me. And then her payment to me was subject to a fee that I had to pay. This should have been made known upfront and would have been more easily handled via personal check mailed in advance and returned at checkout.
Otherwise, the house is nice if a little on the sparse side. For the price, I may have looked into a block of rooms at some of the cool new boutique hotels (like the bungalows at the Saint Cecilia, for example)
