The house was in good shape and my family really enjoyed staying here. The location served us well too. The owners were nice and helpful. The zip line in the woods was fun. I tried it myself and learned that it was most suitable for kids but they got a laugh watching me drag along the dirt.

Fun, very nice, excellent value

This is a great beach house - very quaint and well appointed for a family stay. The property was great - it accommodated 7 (2 adults, 2 16 year olds, 2 14 year olds, and 1 10 year old) easily and comfortably - plus our dog Lebowski. Property owner was great - helpful and easy to work with. The property is in great shape, very close to First Beach in Middletown, and super convenient. The neighborhood is a mix of year round residents and summer rentals - so some nights it was very quiet, a few nights it was a bit loud. Newport is humid and has significant temperature ranges - there were some fans in the house, but no air conditioners (this was expected and totally fine with us.) The house is well appointed, but not luxurious - it feels like a beach house. The furniture and cabinets were likely IKEA - to set expectations. So stylish and well made, but not luxurious. We were very happy and will likely try to rent here again.

Excellent Holiday Experience

Our group was 6 adults with ages ranging from 22 to 55 and I must say we were bowled over by the quality and location of the cottage. The accommodation is extremely comfortable and well-furnished and the location, looking towards Newport's Cliff Walk and the Mansions, with direct access to the sea, was ideal for our party. We took full advantage, swimming and kayaking daily with access to the sea from the back garden. The veranda is a definite plus for relaxing and eating outdoors. We must have taken over 100 photos of the fantastic sunsets and access to the shops and attractions of Newport and the inter-state to get to Cape Cod or Boston is simple and quick. A truly lovely property which we would recommend to everyone.
