My partner and I spent a week at Porta San Donato in July after winning a bid for charity, so the owner donated the rent to a couple of good causes. It was a delightful place, in a very Italian town with very few tourists and marvelous views from every window. We especially appreciated the warm welcoming basket upon arrival, the large selection of books and brochures, especially on Italy and the surrounding area, and also games such as Scrabble and Boggle (fun! we had never played it before). The owner was very prompt and helpful in her emails, the house was spotless, and the kitchen had all the utensils, spices, etc, needed for cooking. We did not have a car but had no trouble making the odd day trip by train or bus (the house an easy walk to/from to the bus station), though for the most part we were quite content to stay put and chill out in Gualdo Tadino. Would definitely recommend it, it's a really authentic Italian experience!
