We rented the house for my daughter's graduation. We have 4 adult children and there was plenty of room and bathrooms. The house was spotless when we arrived and fairly well stocked (buy toilet paper, not a lot on hand) The kitchen is very well stocked to be able to cook for a group, the dining table is large. Loved the two upstairs bathrooms and bedrooms ( although the master does not have a closet).
There is parking for four cars but be aware- there is no sign that states it is a private lot and we had several issues with others parking there, including one young man who blatantly walked away after I asked him to move, stating it was not posted and he did not have to. Also, the house sits right by the cog railway, the melodrama and the incline hiking trail- traffic and noise begins at 5 AM (no joke!) and continues all day until close to 10 PM. So not exactly a quiet location. The back patio is small but adequate, the front porch gives you a view of road, so not a private place to sit. Views from the windows are great. The traffic thru Manitou Springs can be heavy and slow moving when you need to get into the Springs. But if you factor the above in and none of it matters to you (only the traffic became an issue for us) this is a great house. My kids loved the fact they could walk to the incline.
Not sure I would stay here with small children unless they love to walk and hike and can do so on the steep incline that is the hill the house sits on (back and forth into downtown Manitou) and at the altitude.
