We stayed for a week with another family - 8 of us including 4 kids ages 6 to 11. The unit is just as described. We had plenty of space to sleep in the three bedrooms, surprisingly large dining table and a nice couch as well. As usual in
Japan, the walls are paper thin, so bring your earplugs if you are with a group. Kitchen is very thin and narrow, but fully equipped. Two thin people can pass each other (barely). Parts of ceiling are low, but as others mentioned, this is part of the charm. Bathroom has separate shower with tub, separate toilet room, and separate sink, so easier to use with larger group.
Owners were VERY responsive to the minor issues we had.
Neighborhood is great. 20 - 25 minute walk to Kyoto main train station, 5 minutes to Gion area, few minutes to subway stop/ river. Easy to catch taxi or bus as well.
Overall - highly recommended for an authentic Kyoto experience if you don't want to be in a Ryokan or need a kitchen. Price is great too.
